The New York Times recently requested a zoning assessment from Miami 21 Zoning & Entitlements LLC for a property of more than 2.5 acres in Greater Downtown Miami, the same site designated for the planned presidential library of Donald Trump.
Our zoning review revealed that the site’s zoning does not require any residential parking spaces, even though more than 2,500 units could be developed on the Biscayne Boulevard property.
Parking is a major cost factor in development — approximately $40,000 per parking space if built in a garage. Because of this, developers often choose not to build to the maximum density allowed, as the required parking can make a project financially unfeasible.
This reality means that parking requirements directly shape a project’s design, density, and viability, influencing how much of a site’s potential can truly be realized.
